Is there a membership or setup fee?
No. You only pay for the service you use.
How long has the company been trading?
Our legal representatives have been trading over 20 years, our management team have over 10 years experience in the industry. Landlord Nationwide has been running for 5 years.
Are all members of staff qualified solicitors?
No. The company is made up of a number of departments and each has its own specialist team with the relevant experience and qualifications to ensure we provide an optimum service.
Is there an excess amount to pay?
No. All our rent guarantee's come with absolutely NO EXCESS.
Does the Rent Guarantee cover the tenancy agreement or is a Rent Guarantee required for each tenant?
It covers the tenancy agreement so no need to purchase a rent guarantee for each tenant.
Is the deposit offset against the policy?
No. This is for the Landlord to pay for cost of damages/repairs.
Our current provider is a few pounds cheaper?
Please compare the policy, for a few pounds more you will find our cover is superior and offers greater value for money. Why pay for a Ford when for a few bob more you can get an Audi?
Who is the policy underwritten by?
DAS, Europe’s largest and leading Legal Expenses and Rent Guarantee Insurance provider.
Does the policy pay out in arrears?
Yes the policy pays out in arrears, so after 30 days have lapsed.
Does the Rent Guarantee include legal expenses?
Yes, the policy cover protects against ongoing legal costs.
What length of time will the policy pay out for?
Until vacant possession or up to a maximum of £50,000 in rent arrears, which ever is sooner.
What two proofs of ID are required?
One proof of address and one proof of name with or without picture; both are acceptable.
Do you accept DSS customers?
Yes, we accept all types of customers. We accept DSS customers subject to passing a credit check and having proof of affordability e.g. financial statement from council confirming payments. However a UK based guarantor will be required.
What happens when the policy comes to an end and there's an incident?
We allow a two day grace period and even if the policy lapses providing the incident occurs during the period of cover the claim will be accepted.
If a new tenant moves in and the old tenant leaves will I need to re-purchase the Rent Guarantee?
No. As long as a reference check is carried out on the new tenant and the conditions of the Rent Guarantee continue to be met, the Rent Guarantee cover will remain intact and valid up to the point it expires.

My tenant has an outstanding CCJ, does this make a difference?
Tenants with outstanding CCJ’s or CCJ’s that have been satisfied within the last 3 years are unacceptable for our legal costs & rent guarantee insurance unless a Guarantor is also assigned to the tenancy agreement and that Guarantor passes a a full reference check.
Can a Rent Guarantee be purchased mid-way through the tenancy?
Yes, however there’s a 90 day cooling off period. It is only after this period that a claim can be lodged.
Is there a need to add a Rent Guarantee clause to the tenancy agreement?
No. As long as the conditions stated in the Terms and Conditions are met rest assured your policy will pay out.
How do you calculate your tenant affordability?
Affordability for a tenant is 2.5x the rent amount or 40% of the tenant's income.
How do you calculate the guarantor affordability?
Affordability for a guarantor is 3x the rent amount or 33% of the guarantor's income.
What is proof of affordability?
Wage slips, bank statements, any other financial statement or written proof showing that you are able to afford the rent. This needs to be readily available when making a claim.
Will I need to provide documentation when making a claim?
Yes, the following items will be required. A copy of the tenancy agreement, rent schedule showing arrears, schedule of dilapidations if applicable, inventory, tenant/guarantor references, copies of any correspondence with the tenants and copies of any notices served.
When and how will I be notified that the claim is successful?
Once all the requested information has been received and collated, DAS will be able to advise whether or not the claim has been successful. This will be confirmed in writing.
When will I receive payment?
Once the notice has been served, however the Landlord should inform us/DAS sooner.
How will I receive payment?

If the tenant pays all the outstanding rent, what do I do with the money should I have received payments from the insurers?
DAS must be informed that payment has been belatedly received from the tenants, and they will advise you what needs to be done to return any payments already made. Your Landlord Nationwide Account Manager will be on hand to assist all the way through the process so don't worry.
How can I submit a tenant reference?
Either online, email or fax. You can either download the form via your User Panel or submit a reference online and monitor its progress via our online tracking system.

- We require the tenancy agreement
- Up to date rent schedule
- Proof the deposit has been registered (if a deposit was taken)
- Any notices served
- Crime reference number if applicable
- Any other correspondence relevant to the case
